How to Choose a Private Pool Villa in North Cyprus (Without Regrets)
4 August 2026
A private pool villa in North Cyprus is usually cheaper than the equivalent in Spain or Greece, and there are a lot of them. That makes choosing harder, not easier. These are the twelve things we would check ourselves — and the questions we are happy to answer honestly about our own properties.
1. Which way does the pool face?
A south or west-facing pool gets sun until evening, which is wonderful in May and punishing in August. A pool in shade after 3pm is the difference between children swimming all afternoon and everyone retreating indoors.
2. Is there any shade at all?
Look for a pergola, mature trees or a covered terrace in the photos. Many villas have a beautiful pool and nowhere to sit out of the sun, which in a Cypriot July matters more than the pool itself.
3. Air conditioning in the bedrooms — all of them
"Air conditioned" sometimes means the living room only. In July and August you want a unit in every bedroom, and you want to know whether electricity is included or metered.
4. How is electricity charged?
This is the most common unpleasant surprise on the island. Ask directly: is electricity included, capped, or charged per unit on departure? A week of constant air conditioning is a real cost, and you should know which model applies before you arrive.
5. What is the road like?
Village properties can sit at the end of a steep unmade track. Fine in a 4x4, less fine in a small hire car at night. Ask for a photo of the approach if it is not obvious.
6. Real distance to a beach and a shop
"Close to the beach" can mean an eight-minute walk or a fifteen-minute drive. Ask for the name of the nearest beach and the nearest supermarket, then check both on a map.
7. Is the pool private or shared?
Some complexes describe a communal pool in language that sounds private. If it matters to you — and with small children it usually does — ask whether the pool is fenced, and whether anyone else has access.
8. Pool heating and the shoulder season
In April and late October an unheated pool sits at around 20°C. Lovely for a plunge, cold for an afternoon. If you are travelling outside high summer, ask whether heating is available and what it costs.
9. Bedding, towels and the cleaning schedule
Is there a mid-stay change of linen? Are pool towels provided separately from bathroom towels? Is there a final clean, and is it included in the price you were quoted?
10. Wifi that actually works
If anyone in the party is working remotely, ask for the actual connection type, not just "wifi available". Fibre reaches most of Esentepe and Kyrenia now, but not every hillside.
11. Who do you call at 9pm?
This is the real difference between a private listing and a managed property. When the water pump trips, you want a local number that answers, not a message thread with an owner in another country.
12. What happens if you cancel?
Read the policy before you pay. Ours is straightforward — free cancellation up to 14 days before check-in — and it is set out in full on our cancellation page.
Matching the villa to the holiday
- Couples — a one or two-bedroom villa with a private terrace and a sea view beats a large house with unused rooms.
- Families with toddlers — prioritise a fenced pool, a shallow step-in and level ground.
- Two families sharing — look for two equal main bedrooms with en-suites rather than one grand suite and box rooms.
- Golfers — Esentepe puts you minutes from the Korineum course.
- Winter long stays — check for real heating, not just an air conditioning unit set to warm.
Every property on our site lists bedrooms, bathrooms, sleeping capacity, amenities and live availability — start with the full list of holiday villas and apartments, and if you are torn between two, ask us. We will tell you which one we would book, including when the answer is "neither, try this one instead".
