Esentepe Villa and Apartment Rental Prices: More House for the Money

Esentepe sits about thirty minutes east of Kyrenia, on the strip between the Besparmak mountains and the sea. It is where our family is based and where most of what we let actually is, so this is written from the inside rather than from a listing.

Esentepe rental prices

Per night, whole property, low season to peak summer:

  • 1-bedroom apartment: £95 – £130
  • 2-bedroom villa or apartment: £125 – £185
  • 3-bedroom villa: £150 – £485
  • 4-bedroom villa: £205 – £445
  • 5-bedroom villa: £325 – £485

The headline is simple: for the same money as a Kyrenia town apartment you generally get a house here — with a garden, a private pool and, because of how the hillside falls, very often a sea view. What you give up is walking to dinner.

What is actually in the village

A working Cypriot village with a holiday-home belt around it. A handful of shops, a bakery, a pharmacy, a few restaurants and a square where the same men have been arguing over backgammon for years. No nightlife strip, no big supermarket, no cinema — Kyrenia is half an hour away for all of that.

That is the whole appeal for the people who love it, and the reason it is the wrong choice for anyone who wants a town on their doorstep. We would rather say that now than have you spend a week in the car.

Korineum golf

An 18-hole championship course laid out along the foothills, mountains on one side and the Mediterranean on the other. Green fees are noticeably below comparable courses in Spain or Portugal, and it is the single most common reason guests pick Esentepe over Kyrenia. Non-golfers use the clubhouse restaurant for the view.

The beaches

Alagadi, the best-known turtle-nesting beach on the island, is fifteen minutes west; in season, sections are roped off at night and watching a hatchling run for the sea is the sort of thing children remember for good. For everyday swimming, Lara Beach is a few minutes away and the beach clubs at Bahceli sit between here and Kyrenia. Our beaches guide ranks the lot.

Practical distances

  • Ercan airport: 45-55 minutes — the transfer is included.
  • Kyrenia: 25-35 minutes along the coast road.
  • Nearest beach: 5-10 minutes by car from most villas.
  • Shops: village mini-markets daily, larger supermarkets in Catalkoy and Kyrenia.
  • Internet: fibre reaches most of the village.

Villa or apartment here

Apartments in Esentepe suit couples and shoulder-season stays: lower rate, less to look after, usually a shared pool in a small complex. Villas are what the village is really for — the plots are bigger than in town, so a three or four-bedroom house with its own pool is both available and affordable in a way it is not in Kyrenia. If you are weighing two, our checklist for choosing a private pool villa is the honest version.

Who it suits

  • Families who want a pool and space without a resort.
  • Golfers, obviously.
  • Long-stay and winter guests — a real village that stays open out of season.
  • Anyone who wants quiet and does not mind driving to the busier evenings.
