Kyrenia Villa and Apartment Rentals: Prices, Areas and What You Get

Kyrenia — Girne — is where most first-time visitors want to be, and with reason: a Venetian harbour ringed with restaurants, a castle with a 2,300-year-old shipwreck inside, and the Besparmak mountains straight up behind the town. This is what renting there costs and how the areas differ.
Kyrenia rental prices
Per night, whole property, low season to peak summer:
- 1-bedroom apartment: £95 – £130
- 2-bedroom villa or apartment: £125 – £185
- 3-bedroom villa: £150 – £485
- 4-bedroom villa: £205 – £445
Expect to pay a little more in Kyrenia than in the villages further east for the same number of bedrooms. What you are buying is walking distance — to dinner, to a bar, to a shop — and for a lot of people that is worth the difference.
Which area suits which holiday
Town and harbour
Apartments and townhouses within walking distance of the old harbour. Best if you do not want to drive every evening, or if you are coming for a short stay and want the town on your doorstep. Parking is the one thing you will fight for.
The hillside above town — Bellapais and Ozankoy
Five to ten minutes up, and a different holiday: bigger plots, real views over the town to the sea, and the Gothic abbey at Bellapais to walk to. Villas here tend to have proper gardens and private pools. You will want a car.
The coast road east — Catalkoy and Bahceli
Between Kyrenia and Esentepe, close to the beach clubs and to Alagadi turtle beach. A good compromise: fifteen minutes from the harbour, but quieter and with more house for the money.
West — Alsancak and Lapta
Green, terraced and slightly cooler in high summer, with some of the best sunsets on the island. Quieter than the town, and popular with returning guests.
Villa or apartment?
An apartment makes sense for a couple, or for a short stay where you are out most of the day: lower rate, less to look after, often a shared pool. A villa earns its money once you are four or more, or once the pool becomes part of the holiday rather than a nice-to-have. - Return Ercan airport transfer — about 35-40 minutes to Kyrenia.
- Linen, towels and the departure clean.
- Wifi, air conditioning, pool maintenance.
- A local number that answers.
- Free cancellation up to 14 days before check-in.
Worth knowing before you book anywhere in Kyrenia
- Ask how electricity is billed. Per-unit charging on departure is common on the island and a hot week adds up.
- Check whether the pool is private or shared — complexes often describe a communal pool in language that sounds private.
- Check the road. Hillside villas can sit at the end of a steep unmade track, which is no fun in a small hire car at night.
- Look at where the sun falls. A pool in shade from mid-afternoon is a very different August to one in full sun.
