Search for North Cyprus villa rental and you will find plenty of photos and very few numbers. This page is the numbers. Everything below comes from our own live rates for villas to rent in North Cyprus, so you can plan a budget before you start shortlisting.
North Cyprus villa rental prices at a glance
Rates are per night in GBP, for the whole villa rather than per person. The lower figure is low season, the upper figure is peak summer.
- 1-bedroom villa or apartment: £95 – £130 per night
- 2-bedroom villa: £125 – £185 per night
- 3-bedroom villa: £150 – £485 per night
- 4-bedroom villa: £205 – £445 per night
- 5-bedroom villa: £325 – £485 per night
The wide band on the larger villas is deliberate: a three-bedroom house with a small plunge pool in a quiet lane and a three-bedroom house with a big pool, sea view and walking distance to a beach are not the same product, even though the search filter treats them alike.
What a week comes to
Most bookings are a week. Multiply the nightly rate by seven and then take off the weekly discount most properties carry — a low-season week in a two-bedroom villa lands under £900, and a peak-summer week in a large family villa is the top of the range.
Set against a hotel, the comparison that matters is per room. A three-bedroom villa in North Cyprus at £150–£250 a night sleeps six with a kitchen, a garden and a private pool. Three hotel rooms in Kyrenia for the same week rarely comes out cheaper, and nobody gets a pool to themselves.
Season is the biggest lever
- November to March — the cheapest weeks of the year, and the reason long stays make sense. Mild days at 15-18°C, everything open, large villas at a fraction of summer rates.
- April, May and October — mid-range rates with the best weather on the calendar. If your dates are flexible, this is where the value is.
- June to September — peak. Minimum stay rises to seven nights and the best houses go months ahead.

What is included in the price
- The whole villa — you are not sharing with other guests.
- Return Ercan airport transfer, at no extra cost.
- Bed linen, bathroom towels and a departure clean.
- Wifi, air conditioning and pool maintenance during your stay.
- A local contact who answers the phone.
What is not, and what to watch for elsewhere
The one line that catches people out on this island is electricity. Some rentals bill it per unit on departure, and a week of constant air conditioning in August is a real sum. Ask how it is charged before you book anywhere — with us it is set out in the booking, not sprung on you at the door.
Also worth confirming wherever you book: whether the pool is genuinely private or shared, whether there is a mid-stay linen change, and what the cancellation terms are. Ours are simple — free cancellation up to 14 days before check-in.
Where the money goes further
Two villages account for most of what we let. Esentepe gives you more house and more garden for the same money, with the Korineum golf course and the turtle beaches nearby. Kyrenia costs a little more for the same size but puts the harbour restaurants within reach without a car.
