North Cyprus Apartment Rentals: Prices, and When an Apartment Beats a Villa

Not every holiday needs a five-bedroom house. If you are two people, or you are out exploring most of the day, an apartment in North Cyprus does the job for a lot less. Here is what they cost and where the line sits between an apartment and a villa.

North Cyprus apartment rental prices

Per night, whole apartment, low season to peak summer:

• 1-bedroom apartment: £95 – £130
• 2-bedroom apartment: £125 – £185

The same bands apply in Kyrenia and Esentepe, but you get different things for the money: in Kyrenia you are paying for walking distance to the harbour and the restaurants, in Esentepe for space, quiet and usually a view.

What you actually get

• A full kitchen — the single biggest saving on a week, since breakfast and lunch at home changes the whole budget.
• Air conditioning, wifi and a terrace or balcony.
• Usually a shared pool in a small complex, not a private one.
• The same included Ercan airport transfer, linen, towels and departure clean as the villas.

What a shared pool means in practice

This is the honest bit, and the thing to get straight before you book anywhere on the island. A communal pool in a small complex out of season is often empty and effectively yours. In August it is shared with everyone else in the building, it is noisier, and it is not somewhere to leave a toddler unsupervised.

Some listings describe a communal pool in language that sounds private. Ask directly: is the pool private to this apartment, is it fenced, and who else has access?

When a villa is the better deal

Run the arithmetic per person rather than per property. A two-bedroom apartment at £125 for two people is excellent value. The same apartment for four is cramped, and at that point a three-bedroom villa at £150 with a private pool and a garden is barely more per night and a different holiday.

The switch usually makes sense when:

• You are four or more.
• The pool is part of the holiday rather than a bonus — with children it always is.
• You are staying two weeks or more and want the space.
• You are travelling in high summer and want to control shade and sun rather than share.

When the apartment is clearly right

• Couples — a one-bedroom with a terrace and a sea view beats a big house with unused rooms.
• Shoulder-season and city-facing trips, where you are out most of the day.
• Long winter stays on a budget — smaller is cheaper to heat, and low-season rates are the lowest of the year.
• Short breaks, where the minimum stay is three nights rather than seven.

Before you book any apartment here

• Ask how electricity is billed. Per-unit charging on departure is common on this island; a hot week of air conditioning is a real cost.
• Check the floor and the lift. A third-floor walk-up with suitcases in August is a bad surprise.
• Check the real distance to a beach and a shop, not the phrase "close to".
• Read the cancellation terms. Ours are free up to 14 days before check-in.
